Pacific Coast Investments was born out of a genuine love for the built environment, from watching homes rise in a Newport Beach neighborhood as a child, to designing and developing landmark projects valued at over $1 billion across Southern California. The current market represents one of the most compelling real estate acquisition environments in decades. Overbuilding, post-pandemic shifts in office demand, expense inflation, flat or falling rents, a doubling of interest rates and a rising cap rates have created widespread financial distress across commercial real estate. More borrowers have defaulted on commercial loans than at any point since the Great Recession — and in some cases, properties are trading at 10 cents on the dollar of prior value, well below replacement cost.
